HOW COMMERCIAL LOCK INSTALLATION WORKS

  1. Call or Schedule a Site Walk

    Describe the project scope: number of doors, occupancy type, existing master-key system if any, and applicable code requirements. We schedule a site assessment before quoting on multi-door projects.

  2. On-Site Assessment and Code Review

    We assess door types, traffic patterns, egress requirements, ADA mounting heights, and fire-rating specifications. Each door application receives a hardware recommendation with ANSI grade, lock type, and cost.

  3. Written Quote and Hardware Specification

    You receive a written quote listing hardware brand, model, ANSI grade, and installed cost per door. For master-key projects, the key hierarchy is documented before any cylinders are ordered.

  4. Installation to Code

    Hardware installed per manufacturer specs and Texas building code. Door prep completed on site. Strike plates mounted with 3-inch screws into framing. Panic hardware tested to the 5-pound maximum operating force per code.

  5. Testing, Documentation, and Key Control

    Every lock tested from both sides. Master-key hierarchy documented and delivered. Compliance certificates, ANSI cut sheets, and UL fire ratings provided for building inspectors, insurance auditors, and your facility records.

WHY COMMERCIAL INSTALLATION REQUIRES A DIFFERENT APPROACH

A 10-Door Project Is Not 10 Residential Installations

Commercial door hardware operates under conditions residential locks are not rated for: high cycle counts from foot traffic, NFPA 101 egress requirements, ADA force limits, insurance policy hardware clauses, and lease-compliance provisions that specify lock brands and grades by name. An office buildout in the Domain or a tenant suite on Sixth Street has different code exposure than a Cedar Park home. Schlage Commercial ND-series and Sargent 8200 mortise locks are the two brands our commercial crews install most often on Austin-area office projects, because they are what Texas property managers and facility directors specify by name when they write hardware schedules.

We assess every door application individually: exterior entry gets ANSI Grade 1, fire egress door gets panic hardware with a matching UL rating, interior private offices get Grade 2 lever locksets, and server rooms get restricted-keyway high-security cylinders. On multi-tenant buildings where Falcon T-series or Best Access Systems cylindrical locks are already in the building, we pin new cylinders to match the existing master - no rekeying the whole building. The key hierarchy is designed before any hardware ships so the building grand master, floor sub-masters, and individual change keys form a coherent system from day one.

What ANSI grade is required for commercial exterior doors in Texas?

Texas building code follows ANSI/BHMA A156.2. Exterior doors on commercial buildings serving more than 50 occupants require ANSI Grade 1, which withstands 10 strikes at 75 pounds and 1 million open-and-close cycles. Interior office doors typically qualify for Grade 2. We assess each door application and specify the correct grade before any hardware is ordered.


Can you install locks that integrate with our existing master-key system?

Yes. We pin new locks to fit your existing master-key hierarchy. We need your current master key and a change key from the system for reference, plus key system documentation showing the hierarchy levels if available. New locks enter the system without disturbing existing keys. For buildings without a master system, we design and implement one during the installation project.


Do you install panic hardware for fire code compliance?

Yes. Texas fire code based on NFPA 101 and the International Building Code requires panic hardware on egress doors serving 50 or more occupants, educational facilities, and hazardous areas. Panic hardware must operate with 5 pounds maximum force and carry a UL fire rating matching the door assembly. We install Von Duprin, Jackson, and Falcon devices and provide documentation for building inspectors and fire marshals.


How do you handle ADA-compliant door hardware on commercial doors?

ADA requires lever handles or push-type mechanisms on accessible routes. Knobs are not permitted on primary entries. Hardware must mount between 34 and 48 inches above the floor and operate with no more than 5 pounds of force. We install ADA-compliant lever locksets, comply with mounting height requirements, and document installations for ADA compliance audits.


How long does a multi-door commercial installation take?

A single commercial lock runs 45 to 60 minutes, including door prep when needed. Panic hardware takes 60 to 90 minutes due to the more complex mechanism. A full office buildout of 10 to 15 locks typically runs one to two days. Large projects of 50-plus locks are scheduled across multiple days or weeks to minimize business disruption. We provide a timeline before work begins and can schedule after-hours or weekend installation.
